Kairos HQ

About the Project

Kairos Community College is dedicated to delivering innovative education to students with complex learning and social support needs. They combine out-of-the-box thinking with a holistic approach to create a curriculum that addresses the diverse challenges of their students. In line with their mission, Kairos enlisted **Prima Commercial Fitouts** to overhaul their headquarters on Bulcock Street in Caloundra, transforming a tired, disjointed office space into a vibrant centre for educational innovation and community engagement.

Information

The Brief

Kairos needed their HQ on Bulcock Street to reflect the spirit of innovation and collaboration central to their work. The existing office, housed in the dilapidated upper floor of an old Commonwealth Bank, was cramped, poorly designed, and not fit for purpose. The goal was to gut the entire space and create a modern, open-plan office that would better serve their staff while providing flexible training areas that could also be subleased for external use.

To accommodate their growing needs, the new space needed to feature a large training room, adaptable for conferences, and additional spaces that could function as an extension of their Lewis Street campus. Privacy was also essential, with areas that could be closed off from the rest of the office if parts of the space were subleased.

Key Features – Flexible open spaces, a large training room, biophilic design elements, custom joinery, and ergonomic furniture

The Result

Prima Commercial Fitouts undertook a full-scale transformation, demolishing the outdated layout back to the base structure and reconfiguring it to meet Kairos’ specific needs. The revamped office now features a spacious training room that doubles as a rentable conference area. Thoughtfully positioned doors ensure parts of the office can be accessed independently, allowing for easy subleasing while preserving the privacy of Kairos’ core team.

A standout feature is the inclusion of biophilic design elements, such as custom planters and timber fittings that double as acoustic barriers. The sleek new kitchen, designed with a minimalist Japanese *shousugi ban* finish, adds warmth to the space. Reclaimed elements, including a booth donated by Stantec (formerly Cardno), add a unique touch to the reception area, reflecting the resourceful spirit of both Kairos and Prima.

The new ergonomic workstations, paired with floor-to-ceiling glass panels, enhance the open, airy feel of the office while maintaining functionality. The use of vinyl plank flooring and cost-effective materials ensured the project stayed within budget while achieving a modern aesthetic. Bathrooms with oak panelling, and a thoughtfully designed unisex layout, provide both style and accessibility.

This carefully crafted fitout, completed on time and on budget, has revitalised Kairos HQ into a modern, functional space that inspires staff and visitors alike. The new office reflects the vibrant culture of Kairos and provides a fitting base for their continued growth and impact on the community.
